Palm Springs is the one people picture: mid-century houses under the San Jacinto mountains, pools that catch the afternoon sun, and a downtown you can walk to.
The houses here are the reason the phrase "desert modernism" exists. Alexanders, Meiselmans, the occasional Hugh Kaptur — low rooflines, walls of glass, and yards built around the pool rather than the other way round. Several of ours have been on the Modernism Week architectural tour.
Geography matters more here than anywhere else in the valley. The Mesa and Little Tuscany climb the hillside and trade walkability for views over the whole basin. Central neighborhoods like Movie Colony and Vista Norte put you a few minutes from Palm Canyon Drive. South Palm Springs sits tight against the mountains, which is where the light goes golden first in the afternoon.
It is the busiest weekend market in the valley — Modernism Week in February, the film festival in January, Pride in November, and Coachella weekends spilling over from Indio in April. Those dates book a long way out and carry minimum stays.

$300 to $5,500 a night depending on the house, the season and the length of stay. Rates are highest between January and April and over holiday weekends.
Most of our Palm Springs houses take a two or three night minimum, longer over holidays, Modernism Week and Coachella weekends. A few carry a 28 night minimum or more — each house's own page shows which applies to it.
From the central neighborhoods, yes. From the hillside houses in The Mesa, Little Tuscany or South Palm Springs you will want a car — the views are the trade.
Wow is all I have to say. Huge house, well maintained with all the applicances/etc needed for a stay. Having a tennis court was icing on the cake. We are already working with the team to book our next stay.
What a wonderful home for our family for the holidays! We've stayed at PGA West the past few years and this property was our favorite. Stunning location and view. Great amenities. We had everything we needed and more. The home is an entertainer/cooks dream. It had everything you could ever need and the view is spectacular.
